For multifamily maintenance managers and supervisors aiming to maximize team efficiency, the Work Assignment Board is an AI scheduling tool that simplifies workforce management. Unlike competitors, where work orders lack detail, HappyCo’s JoyAI↗︎ enriches them and powers the Smart Assign feature for optimal technician scheduling.

PROBLEM
Here's a condensed list of the problems faced by on-site teams looking to centralise their maintenance operations.
Struggling to manage a high volume of work orders across multiple properties
Lack of operational flexibility (the ability to easily reassign and reprioritise work orders as needed)
Communication gaps (communications related to work orders are rarely documented)
Unsure if team members are being utilised effectively
Lacking visibility (monitor workload progress and ensure accountability)
Resident satisfaction and retention (how can we better resident expectations)
SOLUTION
I led the end-to-end design of a new kanban board for centralised maintenance teams. It incorporates the known usability benefits of kanban, accounts for technician capacity and availability, plus utilises JoyAI↗︎ for assignment suggestions and our algorithmic optimisation feature; Smart Assign.
OUTCOME
This feature is currently being rolled out to innovation partners and I'll soon update this section with success metrics.
